For Sale by Owner

            We’re beginning to consider selling our home, located at the outskirts of Westby, MT. If necessary we can be flexible according to the buyer’s timetable, but aren’t in a hurry to leave otherwise.
            The property consists of two long rectangular lots, with a total of 2 acres. The east side of both lots touches the ND border. The lot with the main house has city water and sewer, and the other lot, which has an abandoned house on it, still has the hookups for city water, sewer, and power.
            Our 3 bedroom 1 bath home was built around 1915, and had several energy efficient upgrades approximately 10 years ago. Several windows were replaced, and a 30-year roof was installed. The house is 768 square feet, 1.5 stories, with an unfinished basement. There is a well in the basement that could be used as a backup water source in case of emergency. The basement is officially listed as 435 square feet, though part of that is shorter than full size. Tall trees and hedges provide shade in summer, and shelter in winter.
            The water heater is electric, and the stove and furnace run on propane. Behind the house is the 500-gallon propane tank, which will stay with the house. Washing machine and dryer hookups are in the laundry room on the first story, and there is a walk-in pantry beside the laundry room, opening onto the kitchen. The water heater is elderly, so we purchased a new one. It’s not installed at this time, and will stay with the house whether it’s been needed yet or not.
            A partially finished shop, about 40’x20’, stands out in back, with a man door and also a large rollup door built to accommodate a semi tractor. Most of the materials needed to finish it are already there. The concrete floor is rebar re-enforced to be able to hold large equipment, and we purchased a 1-year-old recycled-oil furnace (can burn used oil or diesel—some farmers in this area are even willing to give away their used oil if you pick it up).  We’ve parked numerous trucks, trailers, and various other pieces of heavy equipment at the same time on the back of the property—there’s lots of room for vehicles and equipment.
            As a bonus, there’s a two-room mother-in-law cottage near the house. It’s in need of repair, but could make a handy addition of over 200 square feet to the living quarters or storage area.
            Our asking price for both lots combined will be $225,000 once we’ve completed our to-do list over the summer and fall—external paint is going on very soon, with other items to follow. While work is in process, we’d be willing to negotiate a bit for as-is condition.
            The town of Westby is located along the ND border, about 9 miles south of Canada. The K-12 school is only about ½ mile from our home. Westby boasts a small grocery/meat store, a hardware store, a cafĂ©, post office, and a park. Though the park is small, it’s famous worldwide among bird-watchers, due to its unique location along the border of two different migratory flight paths. The surrounding area is agricultural, mainly wheat, soybeans, lentils, etc.
            The major oil hub of Williston, ND is about 75 miles away, well within commuting distance.
